What fire safety regulations apply to external wall cladding systems?

Following the Grenfell Tower fire in 2017, the UK Building Regulations were significantly strengthened for external wall cladding systems on residential buildings over 18 metres. The Building Safety Act 2022 and its associated guidance (Approved Document B) now require that cladding materials on high-rise residential buildings achieve at minimum Class A2-s1,d0 reaction to fire classification. Non-combustible materials such as mineral wool insulation and fibre cement or metal panels are the primary compliant solutions.
